Due to the housing crisis and the cost-of-living crisis currently facing the Irish public legislation was passed through the Oireachtas to put in place an eviction ban from 28 October 2022.
The Bill is a humanitarian reaction to the high level of evictions from the private rental sector, the decreasing number of available homes to rent, and the and the fact that emergency accommodation is at capacity. It is not a medium to long-term solution but aims to provide relief for renters and homeless services during the winter of 2022-23, while measures to address security and supply are expedited
We still urge renters who receive a Notice of Termination (NoT) to contact Threshold to check if the NoT is valid.
The Eviction Ban applies to:
- Tenants in the private rental market
- Students in student-specific accommodation
Eviction Ban:
This Ban defers the termination date of tenancies originally meant to end between 28 October 2022 and 31 March 2023. The deferment is staggered based on the original termination date.
The below tables outline the new termination dates. Please note that tenancies of less than 6 months, which were due to terminate during the emergency period (28 October 2022 – 31 March), can now not be ended before 18 June 2023.
New termination dates:
If your original termination date was between 28 October 2022 and 31 January 2023, your new termination dates are as follows:

Exceptions:
This Eviction Ban does not apply to:
- Terminations on the grounds of a tenant’s failure to meet his or her obligations under Section 16 of the Act of 2004
- Terminations due to a tenant not paying rent
- Terminations due to overcrowding
